Master the Market: Top 5 Expert Tips to Sell Your Home for TOP DOLLAR!



When you’re thinking of selling your home, preparing it properly for the market is one of the most vital steps. Fortunately, I am going to share with you my top FIVE tips to prepare your home to sell for top dollar!

Now when I’m preparing a client’s home for the market, I offer a concierge service where we will walk through your home and create a simple list of to-do items. These are typically minimal cost items, but make a HUGE difference when selling your home. We all know first impressions are everything and this goes for your home as well. Buyers often know within only MINUTES, if your home is the one for them. We want your home to appeal to as many buyers as possible. Missing these simple steps could cost you thousands of dollars, and I don’t want my clients leaving any money on the table!

1. Think Model Home – We want your home to show light and bright with minimal distractions – Clear all counter tops, put away extra decor items, I even suggest minimizing the amount of family photos out, as we want buyers to envision their family there. We don’t want it to feel sterile, we still want it to feel like a home but what we have found is often times LESS IS MORE. A great way to think of this process is simply pre-packing for your future move. This is a great time to go through items and decide either to store, donate, or throw away. Maybe even have a garage sale!

2. Remove Bulky Furniture – Bulky or oversized furniture can often make rooms appear much smaller, which we don’t want. We want to be mindful of this, so a great tip is utilizing your garage to store any and all extra furniture pieces. Unless you have a show stopping garage, or a car lovers dream where you want to specifically highlight it – we often don’t put much focus on the garage and instead it’s more valuable to use a a temporary storage space. Tuck pet items away such as crates, dog beds, extra toys, etc. We also want to organize and put away any bulky children items/toys, so they are not distracting buyers from your home. We can even discuss if your home may benefit from staging – this helps tremendously.

3. Paint & Small Repairs – This is a great time to finally get to those small repairs you may have been putting off. Let’s fix any leaky faucets, touch up scuffs on the walls, and fix anything that may not be working properly. These items will likely come up in the buyers home inspection report, so it often helps to take care of some of these items ahead of time. Again, this is a great example where it is helpful for me to walk through your home with you, so you have a good understanding of what items should be fixed or replaced, and what items may not be worth investing their time and money. This helps us direct our energy to the priority items.

4. Cleaning – I always recommend my clients have their home professionally cleaned from the get go which will make everything so much easier for them. It makes a dramatic difference for photos/videos, open houses and showings. Sometimes even window washing, or having carpets professionally cleaned may be needed. That way, when we do have private showings, it much easier to tidy up day-to-day items and not feel like you need to do deep cleaning since that is already taken care of. Lastly on this point, is smells. We do want to make sure your home SMELLS clean. So no pet odors or cooking fish and broccoli right before showings. If there are any serious odors we want to take care of root cause as opposed to masking it with candles. And nothing over powering – Typically vanilla/citrus are great scents, or simply add fresh flowers.

5. Curb Appeal – We want your home to be inviting when potential buyers pull up to their new home. They are evaluating it from the moment they step out of the car. We want to ensure grass is mowed, weeds are pulled, plants are thriving, perhaps we need to power wash the driveway, or freshen up the porch. We really want to set the stage for a great first impression.

This may seem a bit overboard, or perhaps even overwhelming but TRUST me when I say these details make a BIG difference in showings, time on market, offers on your home and ultimately more money in your pocket.
